You hired them to manage the place, so trust them. 

Demand proof of payment on every unit for the last year.  

Lots of tenants will try to use it as leverage at a later date....when they leave and you dont give the full deposit back.....when they are late on a payment..... when they screw something up and you make them pay for the repair. 

I am assuming you are comparing mortgage payment to rent? 

If someone sues you and wins, they can only take the LLC that owns the property that was involved in the lawsuit.Best: Using a combination of LLC and land trust to protect your rental properties.

Additional Insureds may be listed on claim payments if they are also a Loss Payee.
