I actually already data mine my target county's public records for homeowners with equity, and I could easily re-run the analysis for Seniors who have owned their house forever.

So, if you let me know what your investing strategy is, I can target only those properties that fit.

When selling I do the same but also if I don't get any calls within the first week, I like to post a paid Facebook ad targeting likely to move, and the income level that my property is best suited for.

For all intents and purposes, marketing "pre-delinquent" accounts is targeting ALL of the homeowners who WILL go delinquent, and SOME of the homeowners who will pay their tax bill just before the deadline.The advantage is being first out of the gate.
