I have found that many hard money lenders with rental 30-year type loans want a mortgage in place before they will refinance based on actual value, otherwise, they will only lend on the amount of purchase (we're buying 300k homes at 1/3 of the price).So to set this up for a refi, how do we go about and represent the money loaned to aquire the property at auction as a mortgage after the fact if the title will be placed in my name immediately after the auction closes?

A tax known as UBTI with federal rates of 37% may apply if this type of transaction is done with any frequency.I would encourage you to look into crowdfunds or private lending from the IRA, as those are most suitable for your situation / capital amount.

Just got some numbers back from a hard money lender:"I can lend you 90% of purchase 90% repairs, not to exceed 65% ARV 12% interest only no points on loans under 100k $3000 origination paid at closing $995 underwriting close in 7-10 days"Seems reasonable since I'm newer to the game?
