I have seen this a good bit, what they really do is just increase the fees by the equivalent of 1.5-2 points even though the points box show 0 points.

I think wholesaling started out as someone exploiting a "blind hole" in the existing real estate process....eventually, enough people felt they got scammed and made some noise.The handful number of deals I listed from a wholesaler were enough to convince me that I don't want to list a property brought by a wholesaler...they don't yet own the property, and they try to make money off the ignorance of the "owner of record".

Of course your lease agreement and lease amount should reflect that in a way that it incentivizes them to take the deal... don't expect to get a good deal by charging them market/above-market rent if you *really* want the property.

REI Live is one meetup group in Sarasota put on by some major players in the area, another local one started up and has a FB group called Suncoast Real Estate Investors that was meeting monthly, there’s another larger one that meets at the Bradenton yacht club for lunch buffet monthly, and one more that meets monthly at a Holiday Inn near Der Dutchman off Bahia Vista.

That means that the debt is covered by the income (after the add backs). so there is no effect on your debt to income when going to buy a primary.

Because we do commercial construction in the area, we know from speaking with the P&Z that the most likely scenario for building here would be either single family homes (can fit approx. 6-7), duplexes (can fit 4 side by side units) or townhomes (can fit up to 11 with zero-lot lines).
