If you call on 2/1/21 and request is be cancelled back to 1/25/21 you would have gotten insurance from 1/25 to 2/1 already and the documentation just shows that it was not needed due to the sale or replacement of coverage.

The tenants have been so kind and patient , at 76 the unit heats up pretty okay, but they need more supplemental heat.

As far as a loan, the lender usually looks at the property for Debt Coverage and then whoever is on the loan for personal guarantees and NOT the LLC.

When I house-hacked, way back in the day, I was happy to have supplemental rent from the other unit in my duplexes (I lived in two prior to moving to my now long-term home) that kept my net mortgage cost to something affordable.I worked on the properties while I lived there (a couple-three years in each) and then when I moved out, i was able to (just barely) cover the loan payment, taxes and insurance with the rent from both units.I was out of pocket when I needed to make a repair and paid the garbage and water bills myself for a while (until rents climbed a bit).

Since the premium for a title policy is based on the amount of insurance it provides and since a policy with a zero amount of insurance effectively provides no coverage, I doubt any title underwriter would agree to have it's policy issued that way.

I provide strong renter insurance, $5,000 in accidental pet damage coverage, free evictions plus up to one month of lost rent, $10,000 in bed bug coverage, online rent payments, the best application screening service in the county, not a single lost eviction, a network of responsive vendors, professional inspection reports with 360-degree photos published on the owner portal, and so on.Most property managers charge 10% "because that's the going rate" but they can't explain/justify their charge or show how they differentiate their services from the competition.

Remember that real estate is a marathon and to supplement your income with larger MF I would at least plan for 18 months of no income before commissions/fees/cashflow starts to kick in.
