Title Insurance on Gifted Land - do I need it and where to get it

I'm being gifted some bare land in California, how do I check title & get title insurance on something that is free?  Or do I even need it on bare land?  Ideally, we'll develop it one day, for the last 10 yrs it's been an empty patch of dirt with a lot of other empty lots around it.  If I do need it who will supply title services to a private gift?
