I have a 2 family unit in a college area which will be ready in June 2015 for students to move in.

Last year, I taught 7 students how to buy houses and make $15-$20K fixing and flipping.  

White windows and brown trim, Not the best look but the renters for that unit are students so they don't notice.

Hello everyone,My name is James and I'm currently a 21 year old college student.

Age of housing, rental target population (students are higher), coastal, fire rating, construction type,  all drive the cost up.  

Experience is the best teacher. 

However, I do not have the time or strength to hand-write all 250 letters of the length I am looking for and was planning on hiring students to do it for me.

Our teacher, a very devout woman, stood up and told the class we wouldn't pray or have religion anymore.

the owner is a teacher who coaches 2 sports.

That is definately a step in the forward direction.I too believe that doing is your best teacher (experience) and the only way to get that is to get out there and (to quote a phrase from Nike) JUST DO IT!
