Yes, probably 50/50 to start and then once you have a strong track record with them, you may have the leverage to try to get a higher percentage on your end since technically what you're doing is more time intensive than what they are doing (cutting a check).

A lot of our guests are coming to visit friends or family at the university, or they are visiting professors, etc. 

I agree with @JohnWarren you really need to get an attorney involved since there are too many liability issues to cover here and Chicago Tenant rights are very strong.
