Short/medium term rental duplex

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $620,000
Cash invested: $60,000

This investment is a duplex with a 3/2 on the bottom and 1/1 on top. Both units are rented as short and medium term rentals. Some cosmetic rehab was needed. Averaging 75% occupancy so far.

How did you find this deal and how did you negotiate it?

I am a real estate agent and found this deal and negotiated it. The offer was accepted under the appraised value resulting in significant equity at closing.

How did you add value to the deal?

Cosmetic rehab and furnishing both units to short term rental quality.
