If you're already raising more capital then you need from existing investors and other sources, it really doesn't make sense to pay an unnecessary 3 1/2% to crowd fund.Regarding sponsors paying for investors from an RIA or other source:  Thinking back on it, I can't claim to speak for the majority, since I only talk to a small minority that passes my pretty strict criteria.

Allowing him to continue living this way is enabling him, if it were me I’d come up with a strict action plan with a date he must be out by.

I have done some research into the situation and it appears that the local housing authority has strict rules for the recipients of their services. 

i believe the "middle" is shrinking at a drastic rate. i can see brokers being obsolete within a decade and the agents picking up more brokerage based roles and being strictly b to c.

Come up with specific and strict buying criteria, that is step one.

And mailing via postal service is a strictly federal area of the law that the county can't overrule.  

@Jean Haisch  Thats great-  I was just in miami looking at some properties but in Miami Beach and regulations are strict there so I decided to hold off for now.
