Hi @Nawaz Azam,I am not a developer per se, but I did spend several years after college working in large-balance commercial real estate finance.Your local community banks probably have a fairly good idea of the market and whether or not building out the subdivision would currently be feasible.Has anyone done a market analysis and feasibility study?

My plan is to use the house as an owner occupied and eventually move out and rent the whole thing,and repeat .I've seen this strategy referd to as house hacking on the site.l found a duplex in a decent area with enough storage for my equipment but lm not sure about the numbers .Here it is, I would appreciate any feedback.

The bathroom is very large and has a window and plenty of storage space.

Before spending too much money; need to do a solid feasibility study to ensure the expenses and time invested is truly worth the ROI....Just a few other things to consider....Good luck!

I was impressed considering how ugly they originally were.I'd paint the cabinets, replace the tops, replace the sink, build an island out of off-the-shelf cabinets for more storage, add a tile backsplash and maybe find some used, black appliances.That way, the kitchen is more attractive because it looks like it is on purpose.

And it's even really a garage, it's an attached lean-to on the side of the house sort of like an add-on storage area or work shop.

Long term I doubt its feasible to bump their rent $300 so suddenly unless its a high demand area and you've got renters ready to move in at that rate.

Owner unit is a big 3 bedrooms including basement and big storage.
