I like flyers, becuase i rather would have a piece of paper to write notes on about the property with a picture of the property so I can easily remember which property is which, thats just me, but in this era of computers I still like paper to hold when im pondering and organizing.

I'm sure there are people out there that will lend me the money as a private note rec. and if this is the only option to get 100% financing how do I go about finding these people and is there more risk in using a private party loan?

Interesting note, she not only waived her privacy rights in these matters but filed the ethics greivance on herself to get it in front of the board and fully examined.

On a more serious note, I agree with some of your steps, but some are not only drastic, but wrong in the sense that they just can not be done.Example: Your list #9: Imagine your wife is attempting to collect rent from a past due tenant and they have agreed to pay her upon her arrival.

It might be a good idea to get a list of questions to go over and then you can take notes while the owner is speaking.
