Staying informed is still important even if you're not living in the place where you invest.

There seems to be a lot of property with good bones in need of some primarily cosmetic updates, but I have little knowledge of the market/demand in the area.

Just stay away from the shiny flooring.

My wife and I have a regular W2 job so any cashflow made would just stay in the properties bank account for repairs and maintenance.  

There may be a requirement to stay in the house for 2 years.

I'm at the BP Con forum right now and I think there's a general knowledge of that.

I would not attempt to invest there without intimate knowledge of its neighborhoods and school districts and nearby suburban areas in both Ohio and Michigan. 

Itll definitely be very interesting journey for myself but thanks to the community and knowledge at range for me to it off its very possible  Hey Dathan- As others have said, getting into the game without any capital will be tough. 

I personally would stay local or within 2 hour driving distance.
