Hey BP, I’m going to look at property this evening and I was curious if it would be frowned upon to bring a ladder to crawl up in the attic space?

Seems simple but I definitely missed the mark on that one.

I would try to negotiate a longer commitment of the land lease or possible buy out, but if no commitment is reached within 3 years, I would sell the property to avoid getting stuck with the possibility of a huge lease increase at the 10 year mark.

Many of my clients like multi-family prooerties because they are familiar with that space, generally have a faster depreciation schedule, and sponsor is able to increase NOI - therefore valuation - versus commercial.It is important to look at the sponsor, property, and tenant.

I currently have a few SFH rentals and I'm looking to get started in multi-family and commercial space in and around the Atlanta area. 

I would suggest researching what market you wish to invest in and also which asset class or strategy (multi-family, retail space, self storage etc.).

Also, there are 2 garage spots that were never used by the tenants (they were used for storage by seller, and there is enough driveway space for tenants).

I invest here in the single family space (although I would like to pick up a large multifamily).
