The current tenant is not the most ideal, he smokes inside, and when I walked through the unit, he had 2 cats that the current owner said he didn't know the guy had.

There are some neighborhoods on the east and west sides that I would avoid, but there are a lot of really nice neighborhoods in the city as well.For the east side, I would primarily avoid the rectangular-ish area formed by Elm St, Cilley Rd, Belmont St, and Salmon St.

I came out of pocket approximately $6k for cosmetic upgrades: installing granite counters in the kitchen, new kitchen backsplash, new refrigerator, changing the locks, new bathroom fixtures, hybrid smoke/co2 detectors, etc.

They had marketing, a sales booth and everything else was smoke and mirrors.

I'm sorry I don't have a definitive answer, but I do have a clause in my lease about fines for smoking in and around the unit and for cigarette butts found on the ground. 

Bill Gulley I've read several of your posts in which you've mentioned the buy a note (or contract to buy a note), have the borrower refi in a short amount of time, and "smoke your calculator" when calculating the return.
