I am a 20 year old full time college student who works full time (about 60 hours a week) at a car dealership as a Sales consultant so it is a little difficult to find time to do anything, I'm more than willing to sacrifice sleep to get things done I just do not know where to start!

I can't see any reason to refuse a non-section-8 tenant if they are willing to pay the higher rent and they pass your screening criteria.Around here if you put "Section 8 accepted" into an ad, you would have to take the phone off the hook at night or you wouldn't get any sleep-- the phone would ring non-stop 24 hours a day.If "non" tenants can get a house cheaper, you don't have to refuse them.
