If you buy your property for the right price and are adequately insured, even the most risk adverse should sleep soundly. 

Exceptions to this might be planned improvements that would be of little inconvenience or disturbance to the tenant or the ability of the unit to stay rented, i.e. fencing in the yard, changing landscaping, replacing gutters, etc.
