Most will never mention that there are down payment programs available in their state.The average agent doesn't come across concepts like private lending or HML, or seller financing and other creative techniques.

I have my own ideas and am testing a service to do just that, but the point of my posts is to understand how an average investor thinks about these concepts.

If I stay, I know I can borrow against the equity with some of the concepts mentioned in the book.

I find this concept extremely fascinating. 

For example the whole concept of hard money lenders- appears to be far more developed in the US. 

Do you think my responses will go down greatly if we present a less pushy simpler message around a general theme of we pay cash, we close fast, we buy as-is without the gimmicks?  

Formal dining rooms are becoming less and less common; people tend to prefer the open-air concept of a kitchen that flows into a comfortable eating area.

And lastly, like I mentioned above with regard to the NN, NNN concept, you can pass through so many costs to commercial tenants in addition to their significantly higher ppsf monthly rent (again, usually, most neighborhoods…not all), like cleaning services, landscaping, signage, utilities for common areas, insurance, taxes, even re-facing a parking lot or repairing side walks can often be passed through to the tenant through “CAM” fees.

This concept lends itself to the same idea of imitation.

But again, the simpler, the better!
