The current FAQs indicate one can stay over their max allotment of 44 nights provided there is scheduling availability but there is a premium fee to pay to do so (sample fee cost not provided).But I assume Pacaso doesn't do such offering as it probably makes the management and mathematics a pain to support the scheduling and ownership with so many owners for one property (26-52).

The simplest starting method for a person with little starting capital, from my perspective here in San Diego, is to utilize a 3.5% down FHA loan (and/or VA, if you have it), seek out properties that are slightly under market rent, give termination of tenancy to the unit with the biggest delta of rent vs. leading rent in the neighborhood, move into that unit while you renovate it, and then rent the unit at leading market rent a year or so when you move out.

I am a huge DIYer and so far - Laid the vinyl flooring 1500sqft- Installed Recess lights (40 lights)- Built a retaining wall (35ft)- Built a pergola from ground up- Interior paint (appro 2500 sqft)- Built a wooden board-on-board fence (75ft)also, a software engineer (nerd 😊) I am 38yrs old and have some milage to do DIY to buy a partially run-down property and upgrade it.Looking forward to learning new things from the members and seek advice.
