I've screwed up so many ball parks in the past by not noticing tiny details. 

You are correct in that there are too many ways to pierce your own corporate veil and screw up the asset protection.

I might be biased, but once you buy you first investment property, it is easy to "screw things up". 

One bad month or emergency (medical/ car/etc) and you are screwed.....

I replace any loose screws and nails as needed.

You get what you pay for, I got screwed so many times through lack of attention of the PM it was remarkable.  

But to be honest, there are too many things going over my head, since it is my first deal ever and I don't want to rush and screw it up.

And evictions can take years if you screw up.  

Perhaps if you do this "once" when starting because there is nothing wrong about capitalizing a new LLC (just remember to get your insurances handled / titled properly which many people screw up), but if you continue like this it could be bad.Good luck.
