He sold most to try and buy more and larger properties - instead he should've figured out a way to fund them all. 

You can figure out how to market and screen with a few days of reading and taking notes. 

Hey ThereWe've ended up in a tricky spot and I'm trying to figure a way out of it.Bought a property to STR in georgia. 6 months later it burnt down.We got the insurance money and decided to build a second place in the lot next door.

I have some knowledge of whole sale real estate and need my contracts reviews to make sure they are up to Idaho standards if anyone can help me with that and also help me find a place that states local laws on wholesaling.

I'm working on figuring this out now.

Perhaps you could figure out a way to do something like this where the studio paid a small portion, you paid a small portion and the main house paid most of it.

I'd recommend listening to some podcasts or watching some youtube videos about real estate investors who have seen some success and figuring out what that looks like for you.Happy investing !
