I am looking for hard money lenders to assist me in several projects that I have in the pipeline.

It wasn't until later in life that i realized I could make a career from it, so I'm currently in transition from someone who has made money off real estate projects to an actual investor.

I will be using private lending and potentially hard money to fund these projects/investments. 

Look at when major repairs have taken place at the property like the roof, pools, tennis courts, building painting, etc...

But dealing with marginal people is part of doing business as a landlord with tenants, people who by definition do not own the roof over their own heads and are on average 36 times poorer than a homeowner, according to the Federal Reserve. 

It is a top/bottom style duplex with a flat roof and a basement so there should be no issues around ducting. each floor is around 1,100 sq ft  Any idea how much I should be looking to get this quoted for?  

The return is projected to be 22% in about 4 years.  

Water heater, roof, electrical panel?

I find deals all the time that I would love to do myself, but financially I just cant swing them and I get excited to pass those opportunities onto my other investors who will happily take the projects on, and in turn, I get a happy investor....win/win.My advise....find an agent that is doing what you want to do.
