It also is testing the idea of chasing cashflow with C and D class properties/neighborhoods. 

Agents are spending a LOT of time at home bored trying to find ways to keep the ball rolling and/or refining systems.

I'm not sure how many stimulus packages can be rolled out to cover the economy of the country. 

I actually am scheduled to take the Nebraska Real Estate Salesperson test on April 6th.

(b) (i) Any person or entity who faces a financial hardship as aresult of being deprived rent payments for property pursuant to thissection shall receive forgiveness on any mortgage payments for suchproperty for ninety days, in an amount determined by the following frac-tion multiplied by such mortgage payment, up to the total dollar amountof lost rent: (A) The numerator shall be the total amount of rent payments suspendedfor his or her tenants over the ninety day period laid out in thissection;Frank, as a NYC Landlord with Properties in B Neighborhoods, 90% of my tenants make over $100k EACH and couples make over $200k per couple.Many of my tenants will have over $100k of Savings.There is no MEANS TEST on the proposal.There is a reason why Landlords like me have required criteria when we approve a new Tenant.

-while a large group of residential tenants are asking for help with rent that is due (this is a bit disturbing in that we have not even passed a pay period for many tenants which shows that many do not have an emergency fund in place) I am getting much fewer requests like this compared to the percentage of commercial tenants asking for help (i would estimate around 6% of our residential tenants so far although I am sure more will contact us soon)-many owners of residential rentals have conventional loans which in my opinion will have a greater chance at qualifying (greater than a commercial loan) for the government programs that I hope will roll out soon.

I use a loan that is designed to close quickly and that can roll in the renovations to the loan. 

I have a 9-12 month outlook to get the first deal done and then have a good educational foundation and infrastructure to roll on from there.  

Virtual tours are great but would you buy a car without test driving it?
