Starting from the bottom is tough, practically speaking.As far as attorneys, I've noticed a surprising amount of RE attorneys don't know anything about wholesaling. 

What's your threshold for re-trading?

The thinking is wealthier clients tend to be more experienced with a variety of investments and have investment "savvy", can understand risk and absorb losses easier and can understand these complex investments better.

Currently, I have been chasing my Florida RE license.

So a traditional selling would not satisfy your goal of being able to leverage most of your equity for another RE purchase.Choices to avoid the CG tax include living there for at least another year or 1031 exchange.If you want to start investing immediately options include a refinance, but interest rates have risen, or a HELOC. 

The courts will decide what happens, and this varies by state,  but had your tenant carried insurance, they would likely absorb most of the claim, if not all of it.

Stocks and RE have similarities, but also difference.

Learn what you can her in BP and in your local REIA or other RE meetup, and put that knowledge use in finding a great deal.Good luck!
