Hard money normally can close more quickly than "regular" lenders. 

Good morning BP community,This is my first-time having using the section 8 program in having a tenant.

I would then plan to use this forced equity (since I plan to buy a fixer upper) to invest in another home.I have been constantly reading to househack right into the MFH, but this may take some time for me to acquire the money and purchasing power.

I'll ask around with the closing attorneys I work with, but I dont know that there is a solid, quick workaround.

Property is exempt from STR permitting because the jurisdiction considers it to be a commercial lodging establishment.We've been pursuing an SBA 504 loan for it, which was going well until we discovered that the sellers have operated it only part-time the last 12 years -- intentionally blocking 60% of available room-nights because they just weren't up for running it full time in their retirement. 

I live in Stephenville, I’m a full time investor here.

We would like someplace family can visit 2x  a year and VRBO it the resto of the time as I should be able to have no mortgage on the property.
