Good returns can be made in any market in the USA if you are local, aren't afraid of hard work, open minded enough to see the opportunities, flexible and brave enough to seize them.

I believe most people are honest, but enough aren't to make it worthwhile to better protect myself during the transactions process.

Most likely they aren't any good.  

There are many paths to becoming wealthy, and most of them aren't passive.

Disclaimer: This is based on adding a door in a single-family home in Missouri; the requirements for multi-family and in other jurisdictions are probably different.If you have any electrical outlet boxes in the fire-rated wall, they probably need to be steel, or the fancier plastic ones... the cheap blue ones aren't rated for it.If you have to bring a pipe through the fire wall, there may be some requirements about that.  

I looked online for classes but all of the places I can find that aren't associated with brokerages cost an arm and a leg and don't have any openings within the next few months.

These grey areas with high drama people aren't worth it to me.  

Get solid doors they aren’t that much more money and can take the abuse much better .

I am also in MN, and am in close contact with my RE attorney regularly, and I have never heard of Series LLC's.... can we confirm they aren't recognized in MN?

Just because the roof isn't that old, doesn't mean there aren't worn shingles or hail damage spots.
