@Matthew Drouin, you may be right but not because of the split, but because of deal quality.  

Otherwise I most likely won't quality for a loan.  

Everyone is a "handyman" until it comes time to approve their work quality. 

While I am house hacking in it, my cash flow would be -$354.61 per monthI do have enough savings to take care of the 5% down payment, closing costs, and water heater issues, with enough of a reserve left over for 4 months of full mortgage payments, just in case it takes a long time to screen a good tenant.

That doesnt mean it wasnt beneficial though, it just wasnt financially beneficial.Particularly at the low price points, you are not going to find quality agents anyways, so its not like you are going to find a top notch top producing agent who is going to give you great representation when you are looking at properties that cheap. 

The service we normally use for tenant screening doesn't offer anything for Canadinans. 

You also need to assess area rents, as well as understand what your finished target should be - quality grade, amenities, etc.
