In AZ, almost everything is utility scale, so 2.5 acres isn't going to attract much attention from power purchasers or solar developers.

Depending on your method, I will use your 100k of cash to invest out of state, like Alabama, to buy two to three properties (leveraging the loan and cash flow) or purchase an Alabama house in all cash (higher cash flow).Keep on renting in the meantime.

I am also looking into some side hustle but I want to keep that within real estate as well.

Main reason is the buyer, nor I as the lender have an opportunity to view/vet the property prior to purchase.
