Communicate well with the leasing agent and have prospects lined up before the prior tenant moves out.  

For new investors wanting to start my advice is always the same...learn the basics of due diligence so you can prospect your potential investment,  then pay an expert ...i have a few post on this and due diligence.

Recommend finding the PM before you start the search as they can also give great feedback and insight into your prospective properties.

So before I invest time, money and energy, want to be sure I understand my customer really well, and be sure that the majority of leads come from a website and not a prospecting strategy.

REfinance and rent it out, rent it out for cash over the next 4 months then sell it, rent to own agreement with prospective buyer. 

He would tell all of his prospective tenants, "I'm the only guy you'll meet that has 13 birthdays... 12 of them I celebrate on the 1st of each month, the 13th I celebrate when I was born, you don't have to worry about that one but if you ever forget my other 12 you'll be looking for a new place to live."

The amount that I was pre-approved for was specific to that deal, and it is likely that a future prospective deal will be of higher value than my pre-approved amount.
