Our little brokerage has a lead gen system.. leads can work but like anything sales you go through a lot of them.the long game in RE is referral business... that's when it gets good.

We have one contractor sending a bid and have another 2 coming the next few days. your referral would be great.

Then as Mark Forest and others are promoting, you can ignore the asbestos in the attic until such time as you need to undertake a renovation or pierce the ceiling of the living space below.  

It surely goes both ways.As mentioned above, personalized customer service and going the extra mile are the keys to have more referrals.

Ah shoot that sucks I am a referral agent but don't have the time to do real estate full time to get up to a brokers license.
