Start trying to network with some private money lenders and start chatting up your circle of influence if you're interested in finding a PML.

I have a hard time trying to find a private Leander. 

If you double close you will have to actually have the total amount to close on the property or you will need a short term private loan for the double close.

Does anyone know any banks or private investors that would fund buy and holds in OH?

I private/owner financed all 3 of my investment properties last year and it was the best option for me because all the banks required much higher down payments, higher terms and too many restrictions.  

I have done a few deals with a business partner for private lenders (as well as national mortgage companies)We can do a phone conference or even meet for coffee/lunch etc

And would one recommend hard money over a private lender for fix and flips, or does it simply depend on interest rates?
