I guess both are accurate.They said the CDC doesn't have authority to do a nation wide eviction moratorium, but didn't strike down the existing one that will expire anyway at the end of July.This should prevent this from ever happening again.I live in a red state and I have been able to do evictions as long as I attest to the fact that I don't have a federally backed mortgage or that I do not receive government subsidies like section 8 on a property.

With regards to your question about rental license - even with the rental license, there are rules (especially in DC and VA) about the minimum amount of time that your home must be rented out to a single tenant or a minimum lease term that would prevent you from doing STRs if you abide by the rules.

An additional option would be to get financing traditional or B Lender, and place a renter in the unit and you pay the shortfall out of pocket, this is a risky option because we do not know when the market will start the rebound but could prevent the loss of your deposit if you can make this work.

It doesn’t prevent a second, any more than the more well know “Due on Sale” clause can prevent a sale, but it discouragessubordinate loans and makes it safer for you to properly negotiate a DIL if you choose.
