One more very important item that comes from a positive cash flow property. 

I will be doing more buy and hold rentals in Indy as I have a pretty good medical sales position that offers me some good cash flow for investment.

It's compounding, every dollar matters especially positive cash flow.

I’ve been the first position buyer for a few wholesalers and it’s nice to get first crack at deals.

Considering the oil crash over the past few years didn't have much of an impact on the real estate market, I'm curios to see what will. 

Any tips for someone in my position?
