@Jason LintSome folks love having one payment and one set of closing costs (even though they will be inflated doing that many properties).I have done blanket/portfolio loans, but most times, people decide to do them as separate transactions.

Obviously, you don't need to answer these questions out loud...If you want to build your portfolio, then it does not make sense to pay off the loan on your existing property unless you can get the money back out for another property at a lower rate.

In other words, $70K cash flow divided 15% (presumably a good ROI) equals a bit over $450K.The above information brings me to my question…Do I use the $50K I have in cash to buy a duplex (I’m looking at a $200K duplex now) and use the $6K monthly income from my business to build my real estate holdings over time or do I sell the business and start my rental portfolio with potentially $500K?
