I would also bet that the late fee is wrong there as well as we now have the most asinine rule in the state for late fees.The laws are changing increasingly fast so I worry about the ability of BiggerPockets to keep up with all the legislative changes that are going into affect and how it affects the lease!

Also, keep in mind that PMs often have add-on fees for tenant placement, managing repairs etc in addition to collecting a fee for monthly management.

I'm not sure what numbers you are using our how you are calculating that, but there is nowhere in the central OH market that is going to purely cashflow $1K per door. 

I would pay the same fee i'd pay to a realtor.

The renovation will convert a row single family home into 3 family home ( the layout is already there ):- the first flow will be 1 bed, 1 bath- the second floor will be 2b, 1bath- the basement.If those 3 rents, I can easily have $1800-$2000 in gross rent per month.So any creative financial idea I can propose to him?

Does he realize just how much of that equity he will not get in cash through taxes and other fees found with traditional financing?

It isn't insanely different from regular deal but it is also great not paying high fees for a DSCR loan.

Now we flip 20-25 houses per year : I don't want to do anymore than that.  

I charge them a demand fee, like an option. 

Anything more will be high in fees
