Typically, when rentals have been on the market for that long here in Columbus, it's because they're asking too much for rent. 

You still have a month but I do think MTRs in markets with a lot of competition can be a bit harder to get bookings on before you have reviews.

There are some that will post on the Bigger Pockets market place but you'll find tons of them on Facebook.  

waiting and saving capital to purchase when the markets better?  

FYI August is a slow time for the NYC market.

Each market has its own unique laws and regulations.

Additionally, you’ll build equity and can leverage that for future investments.Flipping: On the other hand, flipping can provide quicker returns, but it’s generally more hands-on and carries more risk, especially in uncertain markets.
