I only have about $25K for a down payment so I was hoping to keep property costs at about $100K so that I could divert the PMI.Also, thank you for the tips, I'll look for a 2 bedroom since it's much more marketable or at least a 1 bedroom where I may be able to convert it to a 2 bedroom.

A commercial building where it is your office etc may be a different story, but not for a residential property.

Also one other thing i forgot to mention is this property is dual zoned office/residential so i dont know if that will add any value or not.

Hi,  I have started going to the foreclosure auctions, and I wanted to know, can you get the judgment of foreclosure online, or only at the court from the clerks office?

And so I go to a local mortgage company and the loan officer ends up getting me a residential loan with the very same bank that had denied me.
