Starting to wholesale in Houston

Hello every one!

I've been flirting with the idea of wholesaling for the past few years. Recently I've decided to pull the trigger and commit. I guess my biggest fear is finding a deal and not being able to close. Any tips,tricks,and words of advice would be greatly appreciated. If you have recently started out I'd love to hear how things are going for you.
