Would like to know expected rent for this east bay property, and to to nail down this franchisee on paying fully and on time or boot his butt to the curb.Any/all help or suggestions welcome.

(Any company putting siding over it will be disturbing the asbestos due to nailing, screwing, ect.)

I would concentrate more on finding the market price for this work rather than trying to nail down a specific sub.

For instance there is no cap on how many you can have.

Even if they can let go a bit, once they nail down the first one, that initial team can drift away between that one and the next deal a year or two later.I also think many of the courses make people motivated, until reality sets in.
