Quick update: we decided not to move into the bigger house in the burbs (it didn’t appraise and the seller wouldn’t come down) and are happily still living below our means.The Financial freedom that comes with living modestly is so sweet it will take a very special house to get us to move at this point.ALSO, similar townhome/same community as ours just sold for $30k MORE than what we had ours under contract for a month ago, so I feel like the low new house appraisal causing our deal to fall through was a blessing in disguise.

My husband was not great at keeping ahead on the bills .So the house we are in we have a contract to close on before April 30 th or we lose 27,000.00 down and our home and will have to move my husband has a 6 figure income but I have been trying to repair our credit.its now  at 650 and hoping by April1st  first it would go to 700 then we are safe.But I took out an unsecured loan to pay an Irs tax lien and it was better than all the penalties an interest from the IRS.

Realtors, Contractors, or anyone who has any advice on investor friendly title companies, the correct and legal contracts to use.

With my network of people, all my investors do are sign contracts and collect checks!

you could word smith that into a lease option contract..

Is this generally discussed when the contract is initially being discussed or when the tenant buyer is ready to close (after the lease term).I would really appreciate any guidance you all can offer.Thanks

@Justin PhillipIt sounds like you are considering a “land contract” or “contract for deed” —have a Real Estate attorney review it for you as your experience level in this kind of transaction seems minimal.
