I didn't - Zillow combined both listings and all of the photos to represent a fictitious listing.The day before I listed my last home for sale, Zillow and Trulia disagreed on the value of my home by $60,000.Whatever you do, do NOT rely of the Zestimate for any sort of decision making. 

Motivated sellers who want to get rid of their houses at a deep discount are the lifeblood of any real estate wholesaling business.  

The issue will be that you might need over $20k worth of windows and the seller may not be very motivated as the property is cashflowing as is very well.

@Michael Cavalli You have a mix of goals here so IMO that's the first issue to sort. 

For the loans I am taking it is sort of a wash but if you were talking out substantially larger loans I could see where the 1% difference may be worth chasing.

Find a different contractor to hire.Never mix tenants with contracted work or work of any sort on your property.

You'll also want to ensure you have a good property manager to look after the upkeep of the property if you are not there to notice anything deteriorating or which may need attention.California is a sort of beastly state when it comes to taxes and filings.

I spoke with a seller today and they are pretty motivated to sell their rental they have.

The only downside to this whole situation is now you have to send a different contractor to work on her unit to avoid a potential confrontation which sort of stinks considering you have a 15 year history with the contractor.
