My concern is if I were to do the BRRRR strategy, during the refinancing phase, would the bank appraiser also consider adding a bed room a higher value add than adding a bathroom in a residential RE sector, since SFRs will not be appraised based on NOI.

In such a small sub-market I would first try to address concerns involving demographics, employment, and supply. 

We have dabbled some in the past such as buying land, setting a mobile home on it and renting it out.

I am kinda in this same boat but different scale.. should I improve my mobile home park.. add more units to rent out or move onto another endeavor.My comparison is this..
