Find the one thing that is a match for you -  learn as much as you can and really become really good at it.

HD does price match to other stores, so I try to buy as much as possible from HD.

I'm convinced one person can do a typical, 1,500 sq ft house for make ready in a day or less - provided you aren't doing the entire house AND that you don't have to edge because the paint still matches.

We painted our laundry room a cheery apricot color to match the name of the property....

@Lynn Currie  I wanted to tell you that my son Michael said he was talking to someone that designs high end homes in the 4-5 million dollar range, and that they use Western windows where they are critical for the high impact look, and that Milgard makes a vinyl that matches very close to the metal frames, and they use those on the other areas. 

@Kenneth LaVoieI was thinking the same thing as @Flavio ZanettiI say that because I have met with many investors who sold their portfolios who were then disappointed that they could not match the returns they were making on their properties.They sold because they were ready to be free from the day to day property management issues and finding a property manager would have been a better scenario for them.I just went through this drill a few months back as I had an offer for 2/3 of my portfolio.

I'd try local banks and see if what they are doing matches your own analysis.

I see many of you using the "@" symbol to tag other members names so that they are alerted when they are mentioned. 

If it isn't you may want to change a/c so you have a matched coil and then you will be on 410A instead of R-22 for the Freon, r-22 while most of us guys like it better is being phased out.
