Insurance doesn't seem to be as standard as you would think it should be.From my experience things do seem to vary a bit based on property type, property status, region and of course the carrier.First does the property need any major renovations?

To give you a bit more background, I graduated from A&M with a business degree, then promptly headed off to South Korea to teach English for a few years before starting my own business here (unsuccessfully), then moved on to the import/export consumer goods industry heading up the Korean market for a major New Zealand honey company.

You alone must determine the paths and rewards you desire.Early in both of my mentor’s real estate careers, they chose to invest in residential rental properties.They expressed to major pitfalls; 1) too much reliance on a single target market, and 2) not fully considering all the associated costs prior to making an offer and ownership.Example of a single market; dependency on military tenants/buyers.

Got off the with owner of the property ( which happens to be out of town owner) place is a mess code violations grass pass my waste and roof got holes/ sunk in ( major water damage.I believe this house would have to be tore down.Anyone ever wholesaled property that would need to be tore down....

If you relied on comparable recent Sales, this could be a major mistake for many, many reasons.-- Have you personally and thoroughly inspected each property and then made a detailed list of all the repairs and improvements you feel is necessary.-- Have you put numbers to the costs, delays, and holding costs?
