Is it better to talk to lenders in the location where I may want to buy?

Lender - has to be licenced to lend in the state where the property is located in - You will likely get better customer service/lower fees if you go to a small lender in the area where the property is located in.Attorney - Each state/cities' law's are different.

Its in a rural town, good location, pads, streets in place, electric run.

I think BP members step away from answering posts because some have been discussed so extensively that people grow tired of it. 

Where are they located in the building?

Amazing location, minimal work, newer build, ect.

Or it could be some feature of the home or the location that's making it the second choice for buyers. 

I haven't used it but there's something called "Pay Near Me"  It lets people pay at a few retail locations.  

The rent and deposit will already cost that much depending where you located.
