EARNEST MONEY: In the event of a dispute between the Seller and Buyer regarding the disbursement of this earnest money, the broker is required by Ohio law to maintain such funds in the broker’s trust account until the broker received (a) written instructions signed by the parties specifying how the earnest money is to be disbursed or (b) a final court order that specifies to whom the earnest money is to be awarded.

I would approach local banks and credit unions first.

New to real estate investing and am looking for a local mentor. 

I met a new investor, with contracting experience, at a local real estate meet up and he is interested in doing a flip using a hard money loan, renting the property out to his girlfriend, then using a FHA loan to buy it so he can live in it.

Both can work, the VA caller requires more training since they will not be local but are way more cost effective.Let me know if you have any questions.

Does it take into consideration all the local regulations (cannot rent for < 30 days for example?)

Just wondering if anyone who have dealt the similar situation and have any recommendations on local engineer firms and contractors who have experience in this kinda project.Thanks ahead!!!
