Private Money Loan vs Hard Money Loan ? 

I don't think it'd be good to use leverage as a DP then get a loan.

In any building that allows short term rentals, you will have a majority of the owners doing STR. 

I recently got the opportunity to purchase a subject to deal with a VA loan at 2.6% interest rate.

I've got a single family home rented out in San Jose, CA and unfortunately my long term tenant has stopped paying rent and is ghosting me. 

I am thinking the repairs would be 80k.How should I go about getting a loan? 

What would be a good example of terms to use in this situation for the appraisal gap owner financing?

Would the piers alone be a turn off to investors when thinking about the long term ie. renters, or selling the property.

Know of an efficient way to identify hard money lenders that will solely focus on an 80K loan against a property purchased at $256K with me bringing the rest of money to the closing table?
