We're in the same boat with family living in one of our rentals.

The biggest obstacle to overcome by far, is not so much that you need to find clients (although believe me, that's also difficult and is a constant effort until you're able to rely on referrals from past clients), but the customers you interact with need to trust you with their largest asset as a seller, and for one of the largest purchases they will make in their lives as a buyer. 

We live in a very desirable town 30mins outside NYC with great schools.

We split in May of 2019, I was still living there so to finalize the separation I refinanced her off the loan by paying her equity in July 2019.. 

I assumed that Seattle would be one of the toughest areas, I live in central Washington and am trying to figure out if the rest of Washington follows suit with the difficulty’s that Seattle has going for it! 

So, the following comes from the perspective of a small-portfolio landlord who is a DIYer who lives close to his units and doesn't want to pay for a Registered Agent and PO BOX.

We still live in the home I purchased however I will sell it once we decide to move.

Buy a duplex or small multi family, live in one unit and rent the rest.
