This may be a totally legit deal, but scammers use owner financing so there is no 3rd party lender to take a second look at the deal.

Recently an opportunity came by my desk that was very intriguing as I often am scouring the various platforms for deals.

@William Wright if you will continue to self manage, you might consider upgrading to Buildium or Appfolio long term as they both ave accounting platforms built in as well as being PM software.
