Is there a certain percent or ratio that I should keep within to make it legit?

As you have to put your EM up and you have to have legit POF and corp docs and close in corp docs name.so for the average guy wanting to flip or double escrow or whatever this can be pretty cumbersome.based on that we have gotten some spectacular deals.. but again I shop in 12 markets and only 3 are worth the others are not worth it the prices are too hi and I can go to court house steps pony up my cashiers checks and do just as well much quicker without the Brain drain of navigating their system and the FLUNKY closings companies they use..

I can resonate my experience with yours and confirm that your experience is legit. 

@Derek Daun LoL, I was stationed in Las Vegas for 5 years and I always compare insurance to gambling casinos....you give them your money and they never have to give you anything in return.  

(kind of likely, but not really)OR3. is fully legit and is 1,000,000 times better than all of us put together. 

I've had one legit lead - someone that actually called me.  

For multi's, there are only a handful of areas, east of 95 freeway, near Summerlin, Spring Valley near chinatown, and behind MGM Casino, near strip, cross Tropicana and Maryland. 

And did anyone verify the letter's author was legit?

@Jill Haselman I am not sure if they had vetted them, but I do know they put this list together them selfs and assume that they are legit, but you know what they say about assuming.
