My two kids have been able to sister joists since they were maybe 14. 

Has three grown kids, all with cars living with him and 5 cars parked at the house. 

I have a client who converted a 2 car garage to a bunk room with 4x Queen bunk beds....he sleeps 16 kids in that room (with ample living space in the house as well), and he is crushing it! 

Only the kid knew how to work the drain. 

Also remember, barring a unique situation with your property, someone will always rent it if the price is low enough, so do your homework on what the expected rent will be and get it at a price that allows you to pay your mortgage and other cost even if you end up having to rent it for a little less than the market rate.

It was developed with our kids in mind for amazing summer memories for many families and friends.

And higher and I am not making money of this deal... and i am not kidding.

For remote investing- you put significant trust into the local agent, but always do your homework.

., etc.   ...in general, these types of sacrifices tend to be easier when you're younger (especially before marriage/kids)  ...as the Great Warren Miller said about becoming a ski bum: "every year you wait to do it, you're just one year older when you finally do do it"  --the same thing applies to real estate; the sacrifices necessary for success often become harder to make the older you get... it's a whole lot easier to live in a house hack with 7 housemates when you're in your 20s than when you're in your 40s!...
